Property appraisers in UAE? Aug 18, 2009
Does anyone know if there are any property appraisers in UAE? If so does anyone know of any "professional" ones?

And while ur at it do plz let me know if appraisers and assessors of property are monetarily well rewarded....The profession sounds interesting, learning and getting he license does not seem too difficult, just wanted to know if the profession is worth it!

Hey RB, apologies for derailing ur thread but it's kinda related.

dont think they are well rewarded, i mean it looks like an easy job. you just go do some evaluations, take some pics and do some measurements and thats it. write it up and give it to your client.

its not some SPECIAL job where you expect to get rewarded ALOT. its ok job and i guess you will get ok salary.

Its called a Surveyor, in the UK it is governed by the Royal Institute of Chartered Surveyors (RICS).

You can do a degree in Quantity Surveying specialising in Property and then by working for a firm for a number of years and gaining experience you sit a set of exams and become a Chartered Surveyor, then head out on your own and start valuing real estate assets;

Of course in Dubai you can also buy a degree from Beriut and start right away because Everyone is an expert anyway, right ?

A basic survey will cost around AED 8,000 and describe the fact that there are walls and a roof and no apparent visual defects. :) There is of course a no recourse clause that states if the house is built by Nakheel and the big bad wolf comes around and blows your house down they have no liability.

An in depth report will detail issues such as build quality - faults with concrete mixture - inadequacies of the foundations - substandard and dangerous electrical wiring etc etc - this will cost you anywhere from AED 20,000 to 35,000 and as time goes on banks will require this before offering mortgages AND as a means to gathering more fees. The big bad wolf clause still applies :lol:

In short go ahead set yourself up as a "property valuer" there must be an "Idiots Guide to ...." book in Magrudys and let the $$$'s roll in

I have found some in UAE especially one called Sherwoods Property. How good they are? I dont know maybe someone on the forum had an experience with them. But yes I agree with you that everyone thinks they are specialists in their fields and there is no way you can check this or governing bodies evaluating how good these evaluaters truely are. Or maybe there is one and I am yet to find it :P

Got to agree with you, its a new business and way to roll in some cash. If you really are good and are a specialist you could be sitting on a gold mine here ;)

You should try one of them appraisors in the US. They have plenty 'talents' left after the US residential bust.

They'll appraise anything to the highest price as long as you pay enough commission.

US market:
No regulations, no income statement, Negative amortization, teaser rate adjustable mortage...double earners stretched to the limit, but hey, no problem, house prices only go up, hence buyers/speculators enough, right? ;)

Until the ARM resets... :D

Oh the irony 8)
