One Of Mine Properties Is Just Disappeared?

One of mine properties is just disappeared? Feb 14, 2009
It shows up on the RERA approved projects just few days ago!
Today its no longer there :shock:

Hope its a wrong RERA site update?

I have a .jpg with all the legal stuff,its from an email.

Anyway it might be ready by 2/2010 but has about 4/6 months delay.

Developer: Bella Vida Limited (New World Investment Group)
This was listed with 2 ids till few days ago
(Now I see the New World IG is the only one listed,but not linked to that project)

The project is called "Dolce Vita" ,it was listed in the project list too.

I anyway see an almost complete project "MAG218" its not in the project list too?

Well according to RERA, there are two options.

First: Your project is complete and you should get the keys soon or
Second: Your developer is not approved anylonger and the projects funding is at risk. So better call that developer Bella Vida Limited on the phone and get them to explain the situation very rapidly.

Keep me updated if you like. I'm interested how this develops.

Ok,will do it.
There is anyway a master developer on the whole marina,its emaar,hope it will eventually save all those projects?

I will even contact a Dubai expert Loyer on monday, I had his phone number just yesterday.

The same Sales and Marketing agent who sells that previous property is right now selling apartments for 15000$ per m^2 on the Jabel Ali Palm right those days!
Last month they sold even a 3M euros one there!!

I will see tomorrow with the lawyer,they are anyway goin' on to get millions euros monthly with those projects.
Just I see the Mag218,they are partly involved in , is not on the RERA list too ,but it is about ended?

Is seems RERA probably wiped out all the projects with not yet open escrow account from its database.

I see that project has not yes a Trust account,so it is no longer on the RERA site,nevertheless it is on the rise,I found this:

2010? She's lucky,I will need to buy a ready cheap pit just to have the residence and wait for my property to be completed by maybe 2110?

Sounds good. But like in option trading, we have a time-decay. That is priced as a risk factor into the option where the risk factor is growing in time to expiration date.

So, translated into properties...2115 thats approx 106 years to go. Not much time left to enjoy my newly acquired property in DXB. My kids should eventually want to move there so price drops again...risk increases....welllll my offer comes out to 2000 dirhams. No 'k' behind it. 8)

Send me the papers, as there will be no other buyer around for that time-decay. :wink:

-93.5% its not bad compared to the risk!! I will keep a think of!
Its on Jebel Ali palm,I guess it will be a nice under-the-sea holidays choice in 106 years. :D

I finally opened my eyes,but still people are buying that project 15.000$ x m^2 right those days!!!
