I've read most tenancy agreement in all emirates from Dubai to Kalba (as in all emirates), it is usually not stated in most articles & clauses of the contract. Even that of tenancy agreement from baladiya (Municipality). Would you want me to name the colour of the contract? It is in arabic though, but it was translated by the legal department. :D

Family zone areas = more villas in that area & usually suitable for families only but as per municipality ruling. For instance the newly declared family zone = Rashidiya.

Residential building mostly not considered as "family only" unless it is stipulated in the landlord's contract & registered in municipality (depending on which emirates they belong). And most residential buildings don't have deed of restrictions.

It is usually hypocrits living in the building would say "this area is for family only" but with no proof to prove their points. If landlord refuse to renew the contract, they'll threaten for baladiya. :D I personally don't like to renew the contract for tenants who are too fussy, making call to complain about everything in the building & only to find out they can't pay the rent. :shock:

C'mon, it is really about one's "breeding" not to make unnecessary noise if you're staying in a residential building with no soundproof. It is really about one's breeding to monitor your kids & don't allow them to play at the corridor or hallway as it is not a playground.

If bachelors living in a building done nothing wrong with anyone, why bother? Unless, you're a plain housewife doing nothing but watching what your neighbors are doing. Gosh! :shock:

For those too meticulous and want for "family area only" and can pay the rents, there are lots of villas available that have property management team & with home owners association. You can have your lifestyles then. :D But this kind of community is for high-end markets only. I love them though. :D

Ok miss THANG since you know it all....I have signed an agreement with the landlord that my unit can ONLY BE USED by a single family and I can fax it to you if you like...Where do you even get off defending the real estate company, by the way the name of the real estate company is VAKSON!!!!! What a nonsensensical comment even the manager at their office said and i quote "yes we have put you under that condition, but we made no promises about the whole building" So I do not know what world you are living in. what what you think of yourself by calling me a WANNABE, i think you are a WANNABE, tell me this DO YOU EVEN HAVE ANY EDUCATION IN REAL ESTATE TO BE IN REAL ESTATE...I think not.......Go chew on that for a little while you WANNABE

For sure i am not the manager who said those things to you. If that clause is clearly stated in your contract then..hmmm.. & remember there are two contracts registered & non-registered, which one do you have? Real Estate is my life dude. I've been in this industry right after university. :wink:

You only react when you're quoted. Wannabe doesn't always apply to "you" but since you bite, let it be. :D

If I am in your situation, i won't waste my time. I'd rather find a community that fits my lifestyle. Again lifestyle means COST.

If you think you belong to class AAA (high-end markets) then rent a place that suits you. Hmm..class AAA don't whine about these things, as they are busy with their businesses and will just pay whatever rents. :wink:

Cancellation of tenancy agreement/contract in between the tenancy period is a breach of contract my friend. :wink:

Let's do the practical side. Technically, you can cancel/terminate the contract, BUT NO REFUND from the landlord's side. :D Your PDCs will still be cleared, but landlord's safe side, they will ask you to cash all PDC's instead of waiting for your PDCs to be cleared since you're terminating the contract. Finance professionals can attest to this & its principle behind this. :wink:

Negotiate with them. You'll terminate the contract but no refund will be given and waived the penalty. As much as possible, try to settle amicably with the landlord. Threatening the landlord to baladiya will just bring the matter worst and really a waste of your time.
