currently I am under negotiation with agent and would like to know what is typical % difference between asking and selling price....

It's different in every case. Ask the agent what they think the lowest price the seller will take then offer under that price and see if the seller accepts.

The agent will always take the offer to the seller as they just want to make the sale!
