Job Summary: Assist the Mall Manager in ensuring profitable operations of the mall through an effective and efficient building administration management, property development and tenant relations.
SPECIFIC DUTIES And RESPONSIBILITIES
A. INCOME PERFORMANCE: Assist the Mall Manager in ensuring that the mall is performing in accordance with the Management’s set income goals and directions through:
1. Periodic monitoring, review and analyses of financial reports, i.e. Rent income and Tenant sales vis a vis control of operating costs, accurate billing of tenant rentals and/or rent increases scheduled and prepared by leasing department.
2. The control of operating costs, preventive maintenance of Building Facilities and Equipment, good housekeeping(janitorial and waste disposal management) and efficient use of human resources.
3. Prepare annual budgets and ensures strict adherence thereto, particularly the monitoring and control of operating expenses, i.e. Manpower, materials, supplies and equipment.
B. PROPERTY MANAGEMENT : Ensure the compliance with standards on poperty management, such as:
1. Continuous and uninterrupted supply of utilities; Smooth operation of all engineering and maintenance activities in the mall.
2. Maintenance of accurate records of repairs/breakdowns, permits and liscences issued by the City Engineer’s Office, including the preparation of reports required by government agencies. Supervision of testing and commissioning of new equipment for technical recommendations.
3. Cleanliness and availabilty of customer amenities, and proper inventory management of parts, materials and supplies.
4. Ensure compliance with the highest standards on safety and security of mall customers and tenants through periodic tenant safety audit, and adherence to safety standards, insurance coverage and comprehensive general liability.
5. Enforcement of vehicular and pedestrian traffic rules and regulations, to maintain peace and order of the mall to safeguard the lives and properties of customers and tenants.
C. TENANT MANAGEMENT: Maintain professional relationship with the tenants as well as the communities and institutions within the vicinity of the mall through:
1. Providing tenants with all necessary advise to assist them to meet their sales goals, and ensuring immediate response to tenant’s requests concerning property management and coordinating parties.
2. Enforcing the company rules and policies, terms and conditions stipulated in the Memorandum of Agreement.
D. HUMAN RESOURCE MANAGEMENT: Ensure the correct and timely implementation of management information dissemination, reporting and feedback mechanism in aid of crisis management through:
1. Proper orrientation and training of all new hires and proper development of all line and staff subordinates.
2. Monitor and evaluate the performance of all subordinates directly under and concur with those who are administratively under, including all security personnel. Counsel/coach them for improved performance and recommend disciplinary actions when necessary.
3. Periodically meet with support groups and security during general assemblies inorder to be in touch with current conditions and boost morale.
