| actually I didn't think this was big brother’esk, just somebody with a good business plan.
If memory serves, someone was trying to rent this villa on Dubizzle for 350k, with negotiations and stuff, lets say this person got it for 300, spent 75 for furnishing, utilities, cleaning services, etc. then rents by the room.
If you do the math the monthly rent for the 6 beds work out to 573 k/annum, a net profit for 198 k based on full occupancy.
Not a bad way to pocket 16,500/month with little to no effort, I’m not a fan of these types of projects because they force rents higher then they should be, but for individuals they get a luxurious 1 bedroom room with shared amenities for likely less then a 1 bed by yourself and since many that move here are single, what a way to force yourself into a social circle.
Good luck to them

| Hey guys,
This is SHEIKH, the actual owner of The Castle you were just talking about. What a surprise, I gotta say, I was told about this thread from a lady I just met, and I was surprised that there was actually a discussion about my Castle. Firstly, thanks, you done some just free word-spreading for me.
Scarlett, it's great you think my house sounds so mysterious, yet fascinating. Yeah I know Project sounds cool, I came up with it for the same reason: it is a lifestyle Project, the best furnished rentals in Dubai, where you have all the luxuries of a dream lifestyle at a fraction of the price, and the one and only of its kind in Dubai. Great. Sometimes even I wonder if the word Project could get me into suspicious trouble, but you just proved me right :)
And Fayz, honestly, you'd make a bad account, lol, the estimates were too modest, and your forgetting many expense variables, which all add up to make the rent look juvenile. Don't sweat bro, I used to estimate worse than that, but experience thought the better of me. You got the rent almost right (p.s. landlords don't negotiate when they know you're making money) but 75 for furnishing and utilities! Comon, mate, you gotta be kidding! Dubai's best furnished house doesn't come with Ikea furnishings! You're not even half-way close. What you estimated was the interior-designer's pay cut! Then the mega-bills of water & electricity (p.s. I'm local, I get 87% off ;) Then deposits, commissions, swimming pool, landscaping, maintenances, cleaning, TV, telephone, internet, laundry, cooking gas, drinking water, and things I would spent half an hour to list every single thing. Dubai's best furnished rental comes with high standard services for my clients. But in the end, if you know your way around the city properly, you might save some here and there. That's where I come in. Because I know, and others don't, I save so they save, and I get my cut for saving them that time and money. And yes, thanks, I do save a lot of people from high rents that's crazy here, plus all the expenses and hassles they have to go through to get to live peacefully. Can you believe you need a residence visa to rent?! My clients are all new in Dubai and they thank me that at least somebody understands them! And the social networking is absolutely great, it's feels good to see this social community I created myself that go out together and have fun as a family. It's good.
MaaaD, yes I gotta admit, I'm a crappy web designer, I created myself (not using any tool, lol) and .tk is a free domain. (p.s. didn't take a rocket scientist to figure that out). Hey, don't sell me out on your web-designing services :P As long as it does the job, it's alright with me. Maybe when I get a corporate branding :)
Dubailover, thanks for your feedback, I know I love the style too, it's like I'm living in my dream house. Great interior designer, though I think he was gay :S
Have fun everybody,
If you ever need a spot in my Castle, visit www.projectdubai.tk but so far it's full house for a year, except I have vacancy in February
And if anybody wants to do a Project, I'm here to consult and help you for a nominal fee
Enjoy life,
SHEIKH |
